Constant research of the Moscow market for office premises has allowed us to develop a simple and easy classification. The internationally recognized division of office premises into A, B and C categories is just slightly different in Moscow, where most office buildings have been reconstructed and a certain number of premises were built in the 1990s, when most local constructors lacked experience and technological knowledge. Thus, local office real estate operators use the following classes to describe their premises: A+, A, A-, B+, B, C.

A-class Office Premises

An A-plus office possesses all options listed in the table below. A-class premises may lack 1-2 options. Up to 4 of the listed options might be missing in an A-minus office center.

Building newly constructed
Legal documentation proper documents on property rights
Management international standards
Floor layout open, rational, and functional; distance between pillars at least 6 m
Floor depth not exceeding 20 m
Loss factor not exceeding 12 %
Minimum floor height 3.3 m
Minimum ceiling height 2.75 m
Windows high-quality modern windows frames, rational window spacing
Permissible floor weight load 400 - 450 kg per 1sq. m
Interior design high-quality interior decoration
False floor and suspended ceiling installed or ready for installation
Parking guarded surface + underground parking
Minimum parking space 1 parking space per 100 sq. m of premises
Air-conditioning and ventilation 4/2-pipe systems of air-conditioning and ventilation, preferably climate control
Telecommunications reliable provider, fiber optics
Security round-the-clock security, video surveillance, modern security service
Elevators modern passenger and cargo elevators
Electrical power supply dual city power supply with automatic change-over or a generator power supply system back-up
Infrastructure includes central reception service, staff cafeteria, fitness center, printing shop, dry cleaning, bank machine, etc.

B-class Office Premises

As a rule, this category contains new or fully reconstructed office buildings, high-quality fixtures, and a limited range of services. B-class premises are called "budget offices" or "economy-class offices".

These premises are mostly former Soviet science/research institutions transformed into office centers or newly constructed buildings with less desirable locations, a lower level of services, and a generally unattractive appearance.
